SECURITY DEPOSIT A $250 refundable security deposit is required for all reservations. -The deposit is collect 2 DAYS before arrival. -For bookings made less than 2 days of check-in, the deposit is required immediately. -Failure to submit the required security deposit may result in cancellation of reservation without refund. PARTIES & GATHERINGS We do not allow large parties or events. Small, intimate gatherings may be permitted for an additional fee ($250 or more)—please inquire at the time of booking. Guests who disregard this policy will be asked to leave immediately without refund. Our goal is to provide a peaceful and enjoyable stay for all. CHECK-INS & CHECK-OUTS Standard check-in: 4:00 PM Standard check-out: 11:00 AM Early check-in requests can be made the night before your arrival and may be approved for $25 per hour (subject to availability). Late check-outs can be requested the DAY BEFORE departure only, also at $25 per hour. Late check-outs are not permitted past 4:00 PM, and unapproved late departures will incur fees per our House Rules. DECOR & FURNISHINGS Our photos reflect the true look and feel of the home. However, minor décor items and furnishings may occasionally be updated, replaced, or removed due to normal wear and tear. Rest assured, we take care to keep the space just as beautiful, comfortable, and thoughtfully curated as pictured. SURVEILLANCE For your safety, A/V cameras are located outside the property and record audio and video during your stay. There are no cameras inside the home. PACKAGES & DELIVERIES Please do not send mail or packages to the property, as we cannot be responsible for lost or damaged items. LOCATION CONSIDERATIONS The home is near a busy highway and train tracks, so some noise should be expected. In addition, because of our proximity to open fields and wooded areas, you may encounter insects or small wildlife. While we take preventative measures, we cannot fully control nature and do not issue refunds in such cases. APPLIANCE, AMENITIES & UNFORSEEN CIRCUMSTANCES All appliances and amenities are maintained in good working order. If something isn’t functioning properly, please notify us within 24 hours of check-in so we can address it promptly. Refunds are not offered for appliance malfunctions, power outages, water shortages, flooding, severe weather, construction noise, or mandatory evacuations. SUBSTAINABILTY & HOUSEKEEPING LuxeStays Houston is committed to luxury with sustainability in mind. During your initial walkthrough, please document and send us photos of any issues beyond light scuff marks or minor wear. To reduce waste, we follow towel reuse guidelines posted in the bathrooms. Please note that we do not discard linens for light stains—rest assured, all linens are professionally laundered between every stay. LUXESTAYS HOUSTON UPGRADES We offer optional local services such as massage, décor, picnic setups, chef services, and more. These are third-party services coordinated by the managing host and are not affiliated with the property owner.
