RESERVATION REQUIREMENTS Booking this property constitutes acknowledgment that guests will be required to sign a separate short-term rental agreement and any required verification steps after booking. The agreement will be provided through the Guest Portal and must be completed prior to check-in. Failure to complete the required agreement and verification steps may result in cancellation of the reservation with no refunds and denial of access to the property. SECURITY DEPOSIT A $500 refundable security deposit is required for all reservations. -The deposit is collect 2 DAYS before arrival. -For bookings made less than 2 days of check-in, the deposit is required immediately. -Failure to submit the required security deposit may result in cancellation of reservation without refund. 🚗 STRICT PARKING POLICY – PLEASE READ BEFORE BOOKING Each home has a MAXIMUM limit of 7 vehicles total. Parking is permitted ONLY as follows: Garden of Eden: • 6 vehicles in the driveway (parked 2 rows of 3) • 1 vehicle in the designated paved area on the left side of the front yard Bloom House: 2-4 vehicles in driveway, depending on size of vehicle and 2-4 vehicles on the turf grass inside the gate, depending on size if vehicle • 2 vehicles on street, directly in front of prperty gate only. ❌ Street parking is STRICTLY PROHIBITED ❌ Do not park in front of neighboring homes ❌ Do not line the street with vehicles ❌ Do not block driveways, sidewalks, or mailboxes This is a zero-tolerance rule due to active neighbor monitoring and Houston STR regulations. Neighbors may immediately report unauthorized parking to the host and/or city. Guests are responsible for ensuring ALL members of their group and visitors comply with parking rules at all times. Violation of parking rules may result in: • Immediate cancellation of reservation without refund • Removal from the property • Additional fees/fines • Loss of security deposit If your group cannot comply with these parking restrictions, please do not book this property. GATHERING & OCCUPANCY • NO LARGE PARTIES/EVENTS: Large parties are strictly prohibited and will result in removal without refund. • SMALL GATHERINGS: If you wish to host a small, intimate gathering, you must contact the host before booking. A non-refundable gathering fee may apply depending on group size and nature of the event. • GUEST COUNT: The home sleeps a maximum of 42 guests. The nightly base rate includes up to 32 overnight guests. Any overnight guests above 16 will incur an additional charge of $30 per guest, per night. All guests staying at the property must be accurately disclosed and documented on the reservation prior to check-in. Any applicable fees for guests exceeding the included base occupancy of 16 must also be paid in full prior to arrival. Unauthorized or undisclosed guests beyond the confirmed guest count may result in additional charges, immediate termination of the reservation without refund, and/or removal from the property for breach of house rules. For transparency and safety purposes, occupancy limits are strictly enforced. • LOCALS: Guests who live in Houston must contact the host before booking. CHECK-IN & CHECK-OUT • Standard check-in: 4:00 PM • Standard check-out: 11:00 AM • Early check-in and late check-out are only available when the schedule allows and must be confirmed by the host. o Early check-in is not available if there is a same-day checkout. o Late check-out is not available if there is a same-day check-in. • For this reason, availability is confirmed within one day of arrival or departure. • Approved early check-in/late check-out is $25 per hour. • Early check-in before 8:00 AM or late check-out after 4:00 PM are not approved and require booking an extra night. • No access to the home for early check-in or late checkout without full payment from guest. • Unauthorized late check-out is charged at the nightly base rate for that day. PROPERTY RULES • Quiet Hours: 10:00 PM – 8:00 AM. Please respect our neighbors. No speakers use outside. Speaker use inside the home must be at a reasonable level. • Self Check-In: This is a self-check-in property. Please review all instructions before arrival. • Pets: No pets allowed. Unauthorized pets will incur a $300 fee per pet for deep cleaning. • Smoking: This is a non-smoking property. Any smoking indoors incurs a $200 per night fee. • ID Verification: The booking guest must be the person checking in. Proof of ID (valid phone number and mailing address) is required for financially responsible parties. • Responsibility: Guests are responsible for their actions and the actions of their group. Damages, theft, or loss of business due to violations will be charged to the reservation holder. FEES FOR RULE VIOLATION • Early check-in/late check-out (unauthorized): Nightly base rate or weekend rate. • Smoking indoors: $200 per night. • Additional cleaning for disarray: From $75. • Hot tub left dirty because guests did not bathe prior to entry (requires dump/refill): $300. • Leaving propane tank open/empty: $35. • Stained white linens: From $50. Black towels are provided for makeup removal. • Undeclared guests: $40 per person, per night. • Furniture moved: Minimum $100, plus repair costs if damaged. • Excess glitter: $75. • Decor/balloons left behind: $50. IMPORTANT • Do not tamper with or disable Wi-Fi, security cameras, or the Ring device. Doing so will result in removal without refund. • Leave the home as you found it. • Message the host the code word “elephant” to confirm you have read these rules.

As our valued guest(s), you’ll enjoy full, private access to the entire home, with the exception of the attic and any locked supply closets/cupboards (clearly labeled), which are reserved for storage. For parking, each property features a spacious driveway that can fit up to 6 vehicles (depending on size). Street parking is not allowed on our busy street.
